Counts use typical footprints (riding mower ≈22 sq ft, ATV/UTV ≈32, push mower ≈6, bike ≈6 hung, tote ≈1.2 stacked, kayak ≈12, workbench = length × 2 ft deep). We add 25% walk-around room, then a ~20% growth buffer.

Permit basics (verify locally): many WA jurisdictions exempt small accessory structures (often under ~200 sq ft) from a building permit — but setbacks, zoning, easements and HOA rules still apply. Always check your city/county before delivery.
Setbacks: commonly ~5 ft from side/rear property lines, more from street/easements; septic, wells and utility easements need extra clearance. When in doubt, text Thomas a photo of the spot.
Before delivery: call 811, flag septic/sprinklers, confirm gate width = shed width + 12 in., 13–14 ft overhead clearance.
